We are seeking tenants for an energy-efficient office building located in Bydgoszcz. While the office spaces follow a traditional lease model, we are exploring innovative strategies to maximize the utilization and profitability of the conference rooms, including new service areas and operational improvements.

Initial Problem Description

Our primary goal is to achieve higher occupancy rates for both the office spaces and conference facilities while enhancing the comfort and satisfaction of existing tenants. Several office spaces across multiple floors remain vacant, leading to increased operational costs. The challenge is to effectively market these spaces, emphasizing their unique features and advantages to attract potential tenants and optimize revenue streams.

Context

Our objective is to reach 100% occupancy while ensuring high tenant satisfaction. The office building offers flexible leasing options for businesses of all sizes, with spaces available on various floors, catering to diverse needs.

Given market trends favouring sustainability and ESG compliance, our energy-efficient building presents a competitive advantage. Additionally, businesses are increasingly aware that their office location influences their brand image, employee satisfaction, and client perception, making strategic positioning and marketing crucial.

Emerging opportunities in digitalization and smart building technologies can enhance the efficiency, security, and sustainability of office spaces.
