Re-thought of an energy-efficient office building in a county capital of Hungary

Desired outcome

We are looking for tenants for an 8-storey, 3500 sqm energy-efficient office building in a county capital of Hungary. In addition, a conference room for 200 and a conference room for 40 people is available for use.
The offices are rented in the classic way, the conference rooms are rented on an ad-hoc basis. For the latter we are looking for solutions, new ideas, new service areas for more efficient and higher utilisation.

Initial Problem Description

Better occupancy of the offices and conference rooms, possibly improving the comfort of the current tenants. The currently vacant offices of different sizes and conditions on several floors should be rented out as soon as possible and not remain vacant, thus increasing the costs of the office building. The problem is that there are currently several premises waiting to be let.. We're looking for options for the best way to promote the features and benefits of the space to potential tenants in order to attract them to lease or rent the property.

Context

An office building is given, the goal is to achieve 100% occupancy and tenant satisfaction, social utility and acceptance. Currently, the office building has vacant offices on several floors, which are waiting to be rented out. They are available for rent to anyone, in different parts of the building, on different floors and in different sizes according to the potential tenants' needs.

Connection to cross-cutting areas

New, previously unknown opportunities may be related to the area of digitalisation. Industry 4.0 and digitalisation will enable the automation and digitalisation of processes in office buildings, such as building energy management, security systems, internal communications and customer service. Modernising and digitising office buildings can make operations more efficient and sustainable. New, previously unknown opportunities may be related to the area of digitalisation. We're looking for alternative solutions, features that can be improved and increase customer satisfaction. Services that could be incorporated or we already have them just need some improvements.

Input

There is no known trend or scenario. No scenario has yet been developed for the office building and its current challenges, as the development of the premises has recently been completed, following the departure of several existing tenants, followed by the replacement or refurbishment of the offices for the current tenants. The current structure has only recently emerged. The market itself shows a tendency towards the decarbonization of office spaces part of the spread of ESG movements. Businesses also realize that their choice of office space reflects their brand image and influences how their business is perceived by clients, partners, and potential employees, it's in favour of our building that is located near to town centre and well known in the area.

Expectations

Implementability, expert knowledge and experience. Also, constant communication and collaboration with team members and the company, flexibility, a proactive attitude and the search for creative solutions. The team should aim to maximise customer satisfaction and success beyond the delivered solution. The solution should reflect on the market needs and forecast for the next 3-5 years, while taking into account the regions real estate market characteristics.

Desired Team Profile

Expert knowledge, as team members must have expert knowledge of office building design, operation and optimisation of occupancy.
Data analysis and forecasting skills, as the team should be able to analyse and forecast data related to office buildings. For example: analysis of occupancy data, rental rates, market trends and economic indicators.
Creativity and innovation, as they must be able to offer creative and innovative solutions to achieve better occupancy. This may include office building redesign, introducing flexible working ideas, using smart technologies and developing customer-oriented services.
Project management skills, customer focus.
